1. Choosing the right niche market – you should choose a niche market that is in a growth market and has demands. People mostly interested to buy the website that is in a niche that can generate traffic and has products that they can promote within the niche.
How to find the correct niche market? Firstly you need to conduct research processes. To do research you start with keyword tools like AdWords or Wordtracker. By doing this research you can see what kinds of websites and keywords are popular and most people searches.
Another tool that is also useful is the Google Trends tool. Google Trends tool helps you to forecast the profitability of the niche markets in the future.
When you find a website that you might be interested in, select some keywords related to that website and use your keyword and trend tools. If those tools indicate the upward trend for that niche, then you are on the right track and the website you are going to flip will be profitable.
2. Driving Traffic – always make sure the website that you are going to flip has traffics that already flow in. Nobody wants to buy a website without much traffic.
You must also provide proof that you have the traffic as you said such as traffic referrals, search engine referrals, unique visitors, returning visitors, which countries they come from, visit length, and others. Traffic is a key element in deciding whether or not a buyer makes an offer on that website.
3. Proof of income generation
Other important factor before you can flip the website successfully is to show that the site is already making money. People prefer to buy a site while it is on the uptrend, rather than when it is on the downtrend. In most cases, flipping process completed rapidly, so it should not be a problem. The estimation of future income can be made based on the current income provided by you and how long it will take to gain back their investment.
As with the traffic generation proof, the proof of income generation is also an important factor when you flipping website.
Anybody can say that the website is generating income, but you need to prove it so that people will make offers on your site.
